This 4.7 acre, slight ocean-view lot is in a private reserve and environmental community in the hills above Playa Dominical. The lot already has an electrical box hooked up to it that is registered with Costa Rica and fully functional. It also already has running water hooked up to it. This makes it very easy to build as you don’t need a generator or to lug in water while building.

The lot is part of a 200-plus-acre project forms a C-shaped ridge and lower valley, consisting of primary and secondary forests, streams and mountains. The developers' goal is to create a community of environmentally concerned individuals, who, besides wanting to own a beautiful piece of paradise, also would like to help preserve the rainforest. They hope to create a model for sustainable development in the rainforests. The land is in the middle of "The Path of the Tapir" biological corridor through Central America and several other endangered habitat conservation projects. The developers have been working with their neighbors to successfully combine larger areas for the reserve and expand the corridor before further development threatens it. Their vision also includes alternative solar and hydroelectric power and water conservation, sewage and gray-water schemes.

Environmental easements will be in place to help ensure a high quality of life for community members and to protect the ecosystem. There are several other rain forest conservation projects in the area whose managers are combining efforts to protect the land.

With the purchase of a lot, buyers will be entitled to usage of the entire wildlife reserve, as well as many improvements for all to enjoy. Some projects already have begun, and others are planned for the future. There is a community “mirador” that stands 500 feet above the ocean that has the most spectacular ocean views you have ever seen and is a perfect sunset viewing place. There is a community orchard, a small community swimming area with waterfall and there is a yoga retreat center that is generally open to all landowners. All residents will be able to enjoy a system of hiking trails throughout the reserve; the aforementioned sunset platform overlooking the surf below and the spectacular coastline to the north; self-guided nature trail into the rain forest; a caretakers' home for a resident family to help maintain and protect the property; community orchards and gardens; perimeter horse trail through primary forest; access to hundreds of additional acres of adjacent protected areas.

There is a main access road that goes up the cliff side, and a backup private access road as well. It costs $2,800 per year, including taxes, road maintenance, electrical hook up, water, all lot personal lot maintenance from the caretaker’s home, etc. Also, the caretaker’s home is adjacent to this property, which is very nice.
